Development, lender relations, stabilization, receivership, advisory, management, and refinance — seven service lines run by the same Michigan team, so nothing falls between the cracks when a community moves from one stage to the next.
Most partners don't need all seven services at once. Pick the situation closest to yours and we'll point you to where an engagement usually begins.
Decisions made in design and pre-opening are the hardest to undo later.
01Operate
Hands-on at each community, consistent across all of them.
A portfolio is only as strong as its weakest asset-level operator. We pair hands-on management with portfolio-level reporting discipline, so institutional owners get one consistent standard across every community, not a patchwork of third-party managers.
02Stabilize · Transition
On site from day one, with records the court can rely on.
When a court appoints a receiver, the community still has residents to care for that same day. We step in on-site under court oversight, keep care and staffing steady, and give the court and every party of interest clean, reliable records through to resolution.
03Operate
From department heads to care plans, run to one standard.
We work alongside owners as their operating partner. We run the community, from department heads down to individual resident care plans, and report back in a form built for ownership-level decisions, not just operations updates.
04Stabilize
Occupancy follows staffing, not the other way around.
When census, staffing, and margin start slipping together, they have to be fixed together. We rebuild the operating plan from the floor up, starting with the team, because a community that can't hold onto its people can't hold onto its residents.
A community that opens with us can be stabilized, operated, and refinanced by the same people who know its history. It's the difference between a vendor and an operating partner.
05Every stage
One senior contact, one reporting standard, for the life of the loan.
Capital partners shouldn't have to chase their operator for answers. From the first construction draw to the final payoff, we're the steady, transparent counterpart on the other side of the file, and just as steady when performance gets harder to report.
A stabilized community often holds equity its owner can't reach. We help refinance and free that trapped equity for reinvestment, including through HUD-insured financing, bringing an operator's credibility and a clean operating history to the lender conversation.
07Develop
The people who will run the building should help design it.
We've been building communities alongside investor and operating partners since 2013. We bring an operator's view to the decisions that are hardest to change once the walls go up: unit mix, layout, staffing efficiency, and the budget it takes to open strong.
Every engagement starts the same way, whichever service brings you to us: with senior people, on site, building a plan you can hold us to.
We listen to where the community is, who's at the table, and what has to hold.
Our senior team walks the building, meets the staff, and reads the numbers.
Scope, reporting, and transition steps, agreed in writing before anything changes.
An accountable operator in place, with residents and staff kept steady through it.
Splitting development, operations, distress, and refinance across different firms means every handoff loses history. Keeping them with one team means the people answering your questions are the people who were there.
Don't see your question? Ask us directly. You'll hear back from someone senior.
Tell us where your community is today and who's at the table. We'll tell you honestly where we'd begin.
