One operator, three ways a community joins us

Comfort Care Senior Living was founded in Michigan in 2013, developing its earliest communities alongside investor and operating partners — building from the ground up rather than simply acquiring what other operators wanted to unload.

As the platform matured, owners and institutions began asking us to take over communities we hadn't built at all — pure management partnerships, including the management partnership we entered with a healthcare REIT in 2018. And more recently, we've stepped in through receivership to stabilize distressed communities on behalf of the courts and creditors involved, then helped new ownership acquire them once performance recovered.

Some communities, we've built. Others, we've been asked to manage. A few, we've stepped in to save. The operating standard is the same either way.

Thirteen years and 40+ communities later, the team hasn't changed its posture: we're still the operator on the floor, not a distant manager reporting in from somewhere else.

A full-lifecycle operating partner for institutional capital

Whichever way a community joins us, we're the accountable operator institutional owners, lenders, and courts turn to when performance, compliance, and resident care all have to hold at once — across every stage of a community's life, not just one moment in it.

At the closing table — structuring, underwriting support, and diligence alongside capital partners.
On the operations floor — staffing, care delivery, regulatory compliance, and census, daily.
In the boardroom — portfolio-level reporting and asset performance review for institutional ownership.

Thirteen years, one operating discipline

We've grown by developing communities alongside our partners, by taking on management for owners and institutions, and by stepping in when a distressed community needed a steadier hand.

2013

Founded alongside our first partners

Comfort Care Senior Living is established in Michigan, developing its earliest communities with investor and operating partners — building from the ground up rather than acquiring what other operators wanted to unload.

An institutional partnership takes shape

With four communities open and four more underway, Comfort Care enters a management partnership with a publicly traded healthcare REIT — the first of several relationships with institutional capital that would follow.

Invested through the pandemic, not away from it

With six communities in the portfolio, Comfort Care chooses to invest aggressively through the industry's hardest year — betting that operators who retained their teams would recover fastest once occupancy returned.

The platform scales across Michigan

The managed portfolio keeps growing, with more agreements underway. Portfolio-wide occupancy recovers from a pandemic low near 50% to nearly 90%, driven by a manage-to-purchase discipline: stabilizing a community before committing capital to own it.

Stepping in through receivership

Comfort Care partners with a court-appointed receivership process to take over management of a distressed three-community portfolio — stabilizing operations first, then supporting its sale to new ownership at a favorable per-unit price once performance recovered.

One accountable operator, every stage of the lifecycle

40+ communities stabilized or operated since founding — development, turnaround, receivership, and long-term management, held together by the same team and the same operating discipline that started in 2013.

The discipline behind the growth

None of this is incidental. Every community we manage reflects the same handful of operating principles, applied without exception.

Built, managed, or stabilized

Some communities we've developed from the first drawing. Others we manage on behalf of owners and institutions, or took on through receivership to stabilize a distressed asset. However a community joins us, it runs on the same operating standard.

Right-sized, on purpose

We target communities scaled for their market — roughly 50 to 55 units in most areas, up to about 90 in metro locations. Small enough to stay personal, large enough to run efficiently.

People before beds

Occupancy follows staffing, not the other way around. Our growth has been built around teams who stay — a community that can't hold onto its people can't hold onto its residents. It's the single principle every other decision here gets measured against.

Retention drives growth

We've watched staffing retention, not marketing spend, be the real predictor of which communities recover census fastest after a disruption.

Stabilize first, always

Whether it's a manage-to-purchase deal or a distressed portfolio in receivership, we prove a community's performance before anyone commits capital to owning it — patient discipline over speculative acquisition.

When we opened our first community in 2013, we made a decision that's guided every one since: build it right the first time. That's been true whether we developed a community ourselves alongside our partners, took over its management for an institutional owner, or stepped in through receivership to stabilize a distressed asset — the standard doesn't change based on how we arrived.

That same discipline carried us through the hardest stretch our industry has seen. When the pandemic pushed the whole sector to retreat, we invested instead — because the operators who kept their teams intact would be the ones who recovered fastest. That bet is reflected in the occupancy and stability we're able to offer our partners today.

Thirteen years in, we're still run by people who've spent time on the operations floor, not just in a boardroom. That's what I want every owner, lender, and institution who works with us to feel — that they have an accountable partner, not just a manager.
